Smyrna Tennessee will never be the same. Plans are in the works for Smyrna to receive it’s first walkable development. Regent Homes has submitted plans for 9 “live, work, play” condos at the front of the Lenox of Smyrna subdivision.
These units are seeking to attract local shops, restaurants, beauty salons, and the like. Shops will be on the bottom and each unit will have a condo above it for the shop owner to live in. These units will also have rear entry garages. They will be comparable to similar projects in Lenox Village and the popular Westhaven development in Franklin.

Many millennials site walkability as something highly desirable as they search for a home. This development is expected to attract many millennial home buyers because of it’s walkability. Home buyers won’t have to leave the neighborhood to do a little bit of shopping, grab a gallon of milk, or grab a bite to eat. These types of neighborhoods also increase natural engagement amongst neighbors and forge real community.
Impact on Smyrna’s Real Estate Market
This will be the first walkable subdivision in Smyrna– which is a need for the area. It’s expected to make home values in Lenox of Smyrna climb since there will be zero competition offering this type of experience in Smyrna. With this type of addition to the city, Smyrna Tennessee will never be the same. Real estate as a whole is doing very well in Smyrna. There is very little available inventory and people all over middle Tennessee are discovering how much of a gem this town is. There are plenty of choices for food, there are lots of parks, many of the schools rank high on greatschools.org, and it’s not too far from Nashville. Despite all of these benefits, it’s much more affordable than many of Nashville and Williamson county’s hottest areas.
